We installed the Tempered Glass Sunroom with Bi-Fold Doors – White (12' Wide) directly inside our Santee showroom so you can see it in person, open and close the bi-fold doors, and experience the scale and quality before purchasing.
This post walks through the full installation process — from base frame assembly to final sealing — with photos from our own build. Whether you're planning a patio enclosure, a year-round outdoor room, or just doing your research, this is the closest thing to being on the job site.
The 12' wide model shown here measures 12.1 ft wide × 9.5 ft deep, uses a wall-mounted sloped lean-to roof design, and features full-height bi-fold tempered glass door panels that fold completely out of the way when open.
The sunroom is on display and fully assembled at our Santee showroom. You can walk inside, operate the bi-fold doors, and see the aluminum framing and tempered glass panels up close before you buy.

The Tempered Glass Sunroom with Bi-Fold Doors is a complete prefabricated kit — every structural component ships together. The system uses a powder-coated aluminum frame, real tempered safety glass wall and door panels, and a UV-blocking polycarbonate roof. No welding, no custom fabrication on site.

Two or more installers are required. Glass panel handling and frame alignment cannot be done safely alone. Plan for at least two people for the full installation.
Your installation surface must be level, solid, and structurally sound — a concrete slab, interlocking pavers, or a properly reinforced deck. The 12' model weighs 851 lbs; the foundation has to carry that load.
Confirm the wall mounting surface is structurally sound and weather-sealed before anchoring the rear support structure.
Recommended tools:
Start by assembling the lower perimeter frame and vertical structural supports. The aluminum framing components connect together to establish the structural footprint of the sunroom. Position and secure the lower rails carefully — everything that comes after depends on this base being square and level.
Skipping the level check at this stage will cause bi-fold door alignment problems later. Get it right here first.
The rear wall-mounted support structure anchors the sunroom to the building. This is what carries the roof load and locks in the sloped lean-to profile. Anchor into structural framing or masonry — not drywall or sheathing alone — for the long-term wind and snow load ratings to hold.
With the base and rear wall structure in place, connect the remaining vertical and horizontal frame members to complete the full structural enclosure. This stage closes the frame, creates the side wall openings, and prepares the structure for glass panel installation.
With the frame fully assembled, install the fixed tempered glass side panels. These are real tempered safety glass — not acrylic substitutes. Handle with care and always use gloves. The slim aluminum frame channels are precision-fitted; slide panels in straight without forcing.
Install the roof rafters and structural roof support components. The sloped roof framing distributes structural loads evenly while supporting the polycarbonate roof panels and directing water drainage away from the building wall.
Slide the UV-blocking polycarbonate roof panels into the designated roof channels. The roof panels filter over 99% of harmful UV rays while keeping the interior bright and naturally lit. Proper sealing at this stage is the most important factor for long-term weather performance.
The bi-fold glass door system is what makes this sunroom different from a fixed enclosure. Multi-panel folding doors allow the entire wall to open completely — not just slide partway. When done right, the doors fold and stack effortlessly. When done wrong, panels bind and tracks wear unevenly.
Complete the installation by sealing all remaining joints, installing finish trim, and doing a full inspection of the assembled structure before calling it done.
The completed sunroom is 12.1 ft wide, 9.5 ft deep, and stands 8.5 ft tall at the rear wall. The bi-fold doors open across the full front wall — no fixed panel eating into your opening. Inside, the UV-blocking polycarbonate roof keeps the space bright without the heat gain of a clear glass roof.
